Why do I need a TDLR review and inspection?
- The Texas Department of Licensing and Regulation (TDLR), requires a TDLR plan review and inspection of projects where elements are designed, constructed, additions or alterations to sites, facilities, and buildings where the construction costs are $50,000.00 and above. (Texas Government Code 469.101). This process is to ensure compliance with the Texas Accessibility Standards (TAS) and the Administrative Rules (Chapter 68).
- The plan review and inspection fees are based upon the estimated cost of construction.
- The estimated cost of construction includes all costs except site acquisition, architectural, engineering and consulting fees, furniture, and equipment, unless the equipment is part of the mechanical, electrical, or plumbing systems. (Administrative Rules, Chapter 68.10 (13)).
- The design professional must submit plans and specifications no later than 20 business days from the date of issue. This does not include Saturday, Sunday, or legal holidays. (Texas Government Code 469.102).
- If there is no design professional then the building owner must make the submittal.
- The building owner may not allow an application to be filed with a local governmental entity for a building construction permit or allow construction, renovations or modification of the building or facility to begin before the date of the plans and specifications are submitted.
Water must not accumulate at the base of ramps and curb ramps. 405.10, 406.1
